OLDER HOMES, OLDER DOORS

Some Doors Come Back. Some Have Earned Retirement.

Hollywood has a large stock of homes built decades ago, and plenty of them still have their original garage door, or a replacement that went on in the nineties. Those doors are usually worth saving. Wooden doors can be repaired at the stiles and rails, sanded and refinished. Steel doors with surface rust can be treated and repainted. The hardware on any door is replaceable: springs, cables, rollers, hinges, bottom brackets, and the tracks themselves if they are worn through or bent. It is common for a twenty-year-old door to run like new after its working parts are replaced and the door is properly balanced. In those cases repairing is genuinely the better answer, and it preserves the look of the house.

The honest exceptions are structural. A door with rust that has eaten through the bottom section, panels that have delaminated or cracked, a sagging door whose internal structure has failed, or a discontinued door with no available replacement sections, will keep costing you money. We also run into doors whose original hardware was never designed for the weight they are carrying today, or that use obsolete springs and drums we can no longer source safely. When that is the case, replacing the door is the cheaper path over the next few years. We give you the same information either way: what is sound, what is failing, what parts are available, and what a flat-rate repair would cover. Older doors in Dania Beach and Hollywood frequently need attention at the bottom corner brackets and rollers first, because coastal humidity gets to those small parts long before it reaches the paint.

An Honest Answer, Either Way

We will not tell you a door is beyond saving to sell you a new one, and we will not patch a door that should be replaced. You get a flat-rate price for the repair and a flat-rate price for replacement, and the decision stays yours.

What You Get

Why This Works Better

Condition Assessment

We look at the door structure, not just the mechanism: bottom sections, panel integrity, stiles, rails and the framing around the opening.

Hardware Replaced

Springs, cables, rollers, hinges, brackets and tracks are all replaceable on most older doors, and new hardware transforms how a door runs.

Straight Replace Advice

Where panels have failed structurally or parts are unavailable, we say so and explain the options rather than charging for repairs that will not last.

What Happens Next

Three Steps Start to Finish

1

Look at the Door Together

We inspect it with you, show you the rust, the cracks and the wear, and explain what each one means for the door going forward.

2

Check Parts Availability

For older and discontinued doors we confirm what springs, brackets and panels can still be sourced before recommending a repair.

3

Repair or Quote Replacement

You get a flat-rate price for the repair, or a flat-rate price for a replacement door, and we do whichever you choose.

Questions

Old Door Repair & Replacement FAQs

My door is rusted at the bottom. Can it be saved?

If the rust is surface corrosion, yes — it can be treated, the bottom bracket and seal replaced and the section repainted. If the metal is rusted through or the section has gone soft, replacement of that section or the door is the durable answer. We will show you the difference.

Can you match a discontinued door?

Sometimes we can source a matching section. Often the pattern is no longer made in that color or profile, in which case repairing the existing section or replacing the whole door are the realistic options. We check before quoting, so call (786) 671-4001 with the make if you know it.

Is an old wooden door worth keeping?

Wooden doors can be repaired and refinished, which preserves the character of an older house. They do need more maintenance in this climate. If the wood has rotted through the framing, replacement is usually the better long-term choice.

How long does a garage door normally last?

It varies with material, use and exposure. Coastal salt air and humidity shorten the life of the metal parts regardless of the door. A door that is serviced and balanced usually lasts considerably longer than one that is left to run dry.

Can you tell me what my door needs before you arrive?

A photo of the door, the bottom section and the springs helps. Send one with your call to (786) 671-4001 and we can give you a clearer idea of what is likely to be involved.
