MAINTENANCE & TUNE-UPS · HOLLYWOOD

Stop the Breakdown Before It Happens

Most emergency calls we attend were building up for months. A tune-up catches the worn roller and the dry bearing while they are still a small job.

A SERVICE, NOT A SALES VISIT

The Cheapest Repair Is the One You Avoid

Garage doors fail gradually. The rollers dry out and stop turning, so the door drags and the opener works harder than it should. The hinges wear at the pin and the door sags on one side. The bottom seal hardens and cracks, letting in rain, insects and the summer heat. The spring slowly loses tension, so the opener starts lifting weight the springs should be carrying. None of this announces itself. It just shortens the life of everything in the system until a part fails on a morning when you are already late for work. A tune-up is where we find those things by hand rather than waiting for them to become a call at midnight.

Concretely, a service visit means checking the door balance by hand and adjusting spring tension if needed, inspecting and lubricating rollers, hinges and bearing plates with the right product, checking the track alignment, tightening the lag bolts and hinges, testing the safety reverse on contact, checking the photo-eye sensors, inspecting cables for broken strands and the drums for wear, and looking at the opener force and travel settings. We then tell you what we found and what, if anything, needs doing. Coastal homes in Hollywood and Hallandale Beach benefit most, because salt air is hard on metal. So do heavy-use doors in Miramar and Davie, where a door cycles many times a day. If your door is under a bedroom in Weston or Pembroke Pines, the noise reduction alone is usually worth the visit.

You Get the Findings, Not a Pitch

We will tell you what is fine, what is wearing and what needs attention soon, in plain language, with a flat-rate price for anything we recommend. If nothing needs doing, we say so. There is no obligation to buy anything on a service visit.

What You Get

Why This Works Better

Proper Lubrication

Rollers, hinges, bearing plates and springs get the right lubricant in the right places — not spray grease over everything, which attracts grit and makes things worse.

Safety Systems Tested

Auto-reverse on contact, photo-eye sensors, and the door balance are all tested, because these are the parts that protect people, not just machinery.

Adjustments Included

Track alignment, hinge tightening, spring tension and opener travel and force settings are corrected on the spot as part of the visit.

Questions

Maintenance & Tune-Ups FAQs

How often should a garage door be serviced?

Once a year suits most homes. If the door is used many times a day, sits in direct salt air near the coast, or belongs to a commercial property, twice a year is a reasonable routine. Call (786) 671-4001 and we will suggest an interval for your door.

What does a tune-up actually involve?

Balance testing and spring tension adjustment, lubrication of rollers and hinges, track alignment, hardware tightening, cable and drum inspection, seal check, and testing of the auto-reverse and safety sensors, plus a report on anything that needs attention.

Can I just spray the tracks with oil?

Please do not. Tracks should stay clean and dry — grease on a track collects dust and grit and makes the door drag. The rollers and hinges are what need lubricating, and the springs need a specific product, not general-purpose oil.

My door is noisy. Will a tune-up help?

Often, yes. Most garage door noise comes from dry rollers and hinges and from loose hardware, all of which are addressed in a service visit. If the noise is a grinding from the opener itself, we will diagnose that too.

Do you service doors you did not install?

Yes, including doors fitted by previous owners or other companies. We work on all common residential door types and openers. Call (786) 671-4001 with your door type and we will book it in.
