OPENERS · REPAIR & INSTALLATION

The Opener Is Only Half the Story

Most openers that look dead are being told to stop by a sensor, a limit setting or a door that is out of balance. We test the whole system, then repair or replace the opener.

DIAGNOSIS FIRST

A Dead Opener Is Often an Easy Fix

Openers fail in a small number of ways, and only one of them means a new opener. The most common is a misaligned safety sensor: the two small photo eyes at the bottom of the tracks must see each other, and a bumped track or a spider web in front of one will stop the door closing. Next is a limit or force setting that has drifted, so the door reverses a foot off the floor or stops short of the header. Then there is the door itself — a stiff door, a dry roller or a failing spring overloads the motor until the gear or the logic board gives out. We check the door first, because replacing an opener on a door that will not move freely just burns out the new motor too.

When the opener genuinely needs replacing, the choice comes down to what your garage needs: a quiet belt drive under a bedroom, a chain drive for a heavier door, a screw drive for low maintenance, or a jackshaft opener for a garage with high ceilings or a door that needs the ceiling space back. In Hallandale Beach, Aventura and Sunny Isles Beach we fit a lot of units with battery backup, because a storm that takes the power out should not also trap your car. For condo and high-rise garages we work around shared walls, tight ceiling heights and building rules, and we program remotes, wall consoles and keypads, then set up smartphone control where you want it.

Repair When It Can Be Repaired

If your opener can be fixed, we fix it and tell you so. If it has reached the end of its life we say that too, and explain why, in plain terms. Either way you approve the flat-rate price before we start and we program every remote, keypad and console in your home before we leave.

What You Get

Why This Works Better

Repair Before Replace

Gears, logic boards, capacitors, travel modules and sensors are all repairable on many units. We diagnose honestly instead of quoting a new opener by default.

Sensors and Travel Set Right

Photo eyes aligned, force and limit settings calibrated, and auto-reverse verified so the door stops and returns when it meets an obstacle.

Smart and Backup Ready

Battery-backup units, Wi-Fi and smartphone control, wireless keypads and extra remotes supplied and programmed on site, including condo garage setups.

What Happens Next

Three Steps Start to Finish

1

Tell Us What It Does

Blinking light, clicks but does not move, moves a foot and reverses, works from the wall button but not the remote — each symptom narrows the fault fast.

2

Test Door, Then Opener

We release the door and move it by hand. If it is heavy or binds, that is your problem, not the motor. If it glides, we test the opener, sensors and wiring.

3

Fix, Install and Program

We complete the repair or fit a new unit, set travel and force, align the sensors and program every remote, keypad and wall console in the house.

Questions

Opener Repair & Installation FAQs

My opener hums but the door does not move. What is wrong?

A humming motor with a still door usually means a stripped drive gear, a broken spring or a door that is jammed. Stop running it, because you are burning the motor out, and call (786) 671-4001 so we can identify the cause.

Why does my door close and then immediately open again?

That is almost always the safety sensors. Check that nothing is in front of the lenses and that the indicator lights on both units are steady rather than blinking. If they still blink after you clean them, the alignment or the wiring needs attention.

Can I add a battery backup to my existing opener?

Only if the unit was built to accept one. Most current openers either include backup or have a compatible battery accessory. Tell us the make and model when you call (786) 671-4001 and we will confirm before we arrive.

Do you work on openers you did not install?

Yes. We repair and service openers from the major brands, and we keep common parts on the van. If a unit is old enough that parts are no longer available, we will tell you plainly.

Can one remote work two doors?

Usually yes. Multi-button remotes can be programmed to a second door or gate, and we set that up during the visit so you are not juggling two fobs on the way to work.
